What Your Money Actually Buys in Edmond's Oakdale School District

The friction most Edmond buyers hit in Oakdale isn't price. It's supply. The Oakdale Public School attendance zone is one school, one address at 5701 E Hefner Road, and a footprint small enough that Zillow shows two active listings on any given search and Trulia's district page hovers near 27. When a Phase 2 lot opens in Autumn Park or a resale hits the MLS in Oakdale Farms, buyers who have been watching the broader Edmond market for months are often surprised to find themselves in a multiple-offer situation while the citywide numbers say the opposite is happening.

That gap between the citywide read and the on-the-ground read is the whole story. It's also why the median price you saw on the portal is close to useless here.

The mechanism: one school, two-step pipeline, fixed supply

Edmond as a whole is softening. Redfin's three-month figure through May 2026 put the Edmond median sale price at $392,000, down 3.9% year over year, with homes averaging 29 days on market. That scarcity is the premium. Not the test scores.

Why the citywide median misleads you here

Consider what Edmond's $388,000 to $411,000 median actually captures. It averages condos at roughly $222,500 with single-family homes at $402,345, spread across attendance zones that include large-inventory areas of west and central Edmond. Oakdale contributes a small share of transactions to that median because Oakdale is small. Oklahoma City's Autumn Park adjacent area in the 73151 zip has a median estimated value near $703,600 with a 7.3% twelve-month increase, which tells you where new construction near the district is pricing.

Two takeaways for a buyer running comps:

  • Pulling comps from "Edmond" without filtering to Oakdale attendance addresses will consistently underprice what you're about to bid on.
